Professional staging requires an investment, and homeowners naturally want to know whether that investment is likely to pay off before putting their home on the market. If you research the topic online, you'll quickly find statistics claiming staged homes sell faster, sell for more money, attract more buyers and generate stronger offers. Some of those numbers sound almost too good to be true.


So rather than simply repeating marketing claims, we wanted to take a closer look at what some of the industry's largest organizations and independent surveys actually say. The short answer? While no single statistic can predict the outcome of an individual home, the overwhelming body of research points in the same direction: thoughtful home staging consistently helps buyers better understand a property, creates stronger emotional connections and often contributes to faster, more successful sales.


What the Research Consistently Shows

One of the reasons we place more confidence in these findings is that they don't come from a single company. The National Association of REALTORS®, HomeLight, the Real Estate Staging Association (RESA), Coldwell Banker and numerous surveys of practicing real estate agents have all examined the impact of staging from different perspectives. Although the exact numbers vary, their conclusions are remarkably similar.


Buyers Can Picture Themselves Living There

This is perhaps the most consistent finding across nearly every study. According to The Zebra, 81% of buyers say staging makes it easier to visualize a property as their future home, while 77% of buyer agents report that staging helps prospective buyers imagine themselves living in the space. That statistic isn't particularly surprising. Buying a home is an emotional decision. Buyers aren't simply evaluating square footage or countertop materials. They're imagining birthday parties in the dining room, quiet mornings in the kitchen and evenings relaxing with family. Good staging helps bridge that emotional gap.


Staged Homes Often Sell Faster

Another theme appears repeatedly throughout the research.

Multiple industry studies have found that staged homes generally spend less time on the market than comparable unstaged properties. Some surveys report modest improvements, while others suggest dramatically shorter marketing times depending on the market and the condition of the home.

For example:

  • HomeLight found that 83% of top-performing real estate agents believe staged homes sell faster than unstaged homes.

  • RESA has reported that staged homes can spend significantly less time on the market than comparable unstaged properties.

  • Coldwell Banker has published research suggesting staged homes may sell in roughly half the time under certain market conditions.

Every market behaves differently, but the direction of the data is remarkably consistent.


Staging May Help Protect Your Asking Price

One of the biggest misconceptions about staging is that it's designed to artificially inflate value. That's not really the goal. Instead, staging helps buyers recognize the value that's already there. Several surveys suggest staging may contribute to higher selling prices, although reported premiums vary considerably.

Across multiple studies:

  • More than half of surveyed agents believe staging increases selling price.

  • Many estimate that premium falls somewhere between 1% and 10%, depending on the property and market.

  • Other studies have reported even larger gains in specific circumstances.

Rather than focusing on a single percentage, we think it's more useful to think about staging as a way of protecting value. If a thoughtfully presented home helps avoid a large price reduction, encourages stronger early interest or creates additional competition among buyers, the financial impact can be significant.

Interestingly, the research is remarkably consistent here as well.

Why Do The Numbers Vary So Much?

If you've researched home staging before, you've probably noticed one study claiming homes sell for 6% more while another reports 1% to 5%. Some suggest staging cuts time on market in half, while others report smaller improvements. That doesn't necessarily mean the research is contradictory. Different studies examine different housing markets, price points and market conditions. A vacant luxury home in Paradise Valley presents very different challenges than an occupied starter home in another part of the country. Inventory levels, buyer demand, interest rates and pricing strategies all influence outcomes.

That's why we encourage homeowners to view these statistics as directional rather than absolute. The individual percentages may vary. The overall conclusion rarely does.


Our Own Experience

Industry research is helpful, but nothing replaces real projects.

One example that stands out for us was a luxury home in Desert Ridge.

The home had been on the market for more than sixty days with limited activity despite being well maintained, freshly painted and located in a desirable neighborhood. After working with the listing agent to reposition the home through thoughtful staging, photography and presentation, the first showing following installation produced an accepted offer. That particular contract ultimately fell apart during the inspection period for reasons unrelated to staging. However, the home went under contract again within weeks after previously struggling to generate meaningful buyer interest.

Does one project prove that staging guarantees results?

Of course not.

Every home is different.

But experiences like this help explain why so many experienced Realtors continue recommending staging as part of their overall marketing strategy.


Why We Believe Staging Works

The statistics are helpful, but we think they all point toward the same underlying principle. Home staging doesn't create value out of thin air. It reveals value that buyers might otherwise overlook. It gives scale to empty rooms and defines spaces that feel ambiguous.

It softens homes that feel cold and helps buyers understand how a property lives rather than simply how it's built.


In today's market, where nearly every buyer begins their search online and makes initial decisions within seconds of seeing listing photos, those first impressions matter more than ever. The goal isn't simply to make a home look beautiful. The goal is to help the right buyer immediately recognize why it's worth remembering.
